September 2017 Newsletter is Out!

This is coming a little late but this is also the first time I've promoted our newsletter on our blog. Our newsletter always has a lot of interesting articles, some of which I'll provide feedback on in my monthly update.

As you can see from the snippets above (click here to read the entire newsletter) we always feature a new or updated listing.  We actually featured 2 new listings but the 2nd one (not in the above screenshot) sold in a few days.  The Orland Park condo shown above is still available so contact me if you're interested.

>I had read about the new rules for passwords and have found it very helpful.  I'm starting to create different passwords based on this article.  

>There is also a post link from our blog called "Assessed Value vs. Market Value."  This is a very extensive article explaining the difference and includes a worksheet.

>We always include a Free Report that you can download immediately.  This month's report is titled "10 Unique Financial Tips for Millenials".  Don't let the title fool you, it's great advice for any age.  Download it directly from the newsletter.

>The next article is one that I always consider when selling my own personal real estate - "When is the Best Time to Sell My House for Top Dollar?"  The chart below (not included in the newsletter), shows data for our area on how many contracts were accepted in each month for the prior year.

The above figures were taken from residential properties in Homer Glen, Lockport, Mokena, Orland Hills, Orland Park, Palos Heights and Palos Park.  The blue graph represents properties that went under contract and the green column are properties that sold and closed during the respective months.  These figures are normally different from year to year.  I'm surprised to see how even the months were in the past year.  The best month was April 2017.  It had the most properties that went under contract and surprisingly also had the most closings.  Closings are from properties that went under contract the prior couple of months.  In some years you can really see how slow it gets in winter, but this past year didn't show much of a slowdown.  I'm also surprised at how many homes went under contract in August of this year.  Normally, July is our busiest month because families want to get into their new homes by the start of the new school year. From my experience, things normally start slowing down in August.

>Our next article is a recipe for pancakes made in muffin tins.  I usually include a recipe or some kind of food article.  I'm definitely going to try this pancake recipe.

>The next article is "Boomers Want to Age in Place" and I'm not sure I believe in this, although I've never done any studies.  I plan on leaving IL to move to Arizona full-time in the future.  Let's face it - although some people move to different states when they retire, most stay put, so the article is statistically correct.  My grandparents never left IL, but my parents moved to AZ and that's what brought me out there (kicking and screaming - it wasn't calling my name).  I fell in love with the warm (and hot) weather and the dry heat plus the mountains, deserts and cacti.  I always thought I'd "retire" (I'll continue selling real estate wherever I end up) to Florida, but once I was introduced to Arizona I fell in love.  So far, only two couples in our group of friends has left IL.  Everyone else is staying put.  

>Many months there is an article for animals lovers, and this month answers the question about why dogs tilt their heads.  I always question how humans really know why animals do anything or how they know animal eyesight, but I guess they can obtain enough evidence to feel good about animal behavior.

>The next-to-last article asks you to "Ask Us What We Do to Sell Homes. Please, Ask!"  I've been revamping our online Marketing Plan and didn't have it ready when the newsletter was created, so click here to read some of the things we do to get a house sold at top dollar as quickly as possible.

>Our final article is "Down to Earth Wealth Advice from Rich People".  There's a few tips that were fun to read.
