It's always nice to see positive figures for annual Orland Park homes for sale comparing 2015 to 2016.  This year was a good one!

February Months Supply of Orland Park Homes For Sale

The chart above tells us that we are close to a Seller's Market.  If this keeps up prices will continue to rise.  Anything from 1-4 months supply of homes denotes a Seller's Market.  5-6 months is a neutral market and more than a 6 month supply is a Buyer's Market.  It's been a busy couple of months with buyers and many are feeling the pinch when they finally decide to make an offer and the house they loved is already under contract.

We prefer to get you the year-end stats some time in January or February, but because we've been working on this new site we're running behind.  Year-end stats are available to us from Mainstreet Organization of REALTORS some time in January.  The following statistics are for single family Homer Glen homes.

Amount of Of Homer Glen homes sold:  

  • there was a 4.1% decrease in the total amount of Homer Glen homes sold in 2014 compared to 2013
  • 2013 - 217 Homer Glen homes sold
  • 2014 -  a decrease to 209 sold

Homer Glen home prices:

  • prices went up .7% comparing 2013 to 2014
  • 2013 - the average price for a single family Homer Glen home was $301,367
  • 2014 - the average price jumped to $303,312

My prior post had a lot of data for Orland Park real estate market statistics for 2014.  It was a long post and I decided to create a separate post for the month-by-month comparison.  This is one of my favorite graphs to view at year end since I like to see which months had the most single family Orland Park homes go under contract.

The reason I feel this is the most important factor on the graph is to show actual buyer and sales activity from month to month in a given year.  This shows whether seasons and weather really do affect sales.  The months with the highest under contract listings means that was when the most buyers were out looking at Orland Park homes for sale.

Because we've been working on our new website behind the scenes for a couple months we haven't had a chance to post our year-end sales statistics sooner.  This data is for single family Orland Park homes sold and closed in 2014.

Amount of Of Orland Park homes sold:  

  • there was a 6.4% decrease in the total amount of Orland Park homes sold in 2014 compared to 2013
  • 2013 - 441 Orland Park homes sold
  • 2014 -  a decrease to 413 sold

  • prices went up 3.4% comparing 2013 to 2014
  • 2013 - the average price for a single family Orland Park home was $302,827
  • 2014 - the average price jumped to $313,081

I am happy to announce that for the first time since I've started recording Orland Park real estate sales statistics, 2013 brings increases in both categories - the amount of properties sold and average sale prices.  These increases were for both single family Orland Park homes and attached properties (condos and townhomes).

Not only were there increases, but there were double digit increases in the amount of properties sold as follows:

  • 35.4% increase in the amount of single family homes sold in Orland Park in 2013 vs. 2012
  • 34.4% increase in Orland Park condos and townhomes sold

A surprise statistic - average sale prices

I'm always kind of surprised each year with sale stats, although we've come to expect decreases in some of the data

Now that I have a 3 person family team we are able to go out of our normal service area which spans around Oak Lawn/Evergreen Park to the northeast, La Grange area to the near west, Lockport, Lemont and New Lenox to the southwest and Oak Forest to the southeast and everything in between. Those are just general parameters and we do go out of them regularly, but for this article we will stick to our smaller area. Here are the top 5 southwest suburbs that we work in with the most amount of single family home sales for 2012:

  1. Oak Lawn - 448
  2. Orland Park - 325
  3. Lockport - 294
  4. Frankfort - 275
  5. New Lenox - 265

Our Northern IL MLS used to be the largest in the nation and it is still up there. Some states are consolidating into statewide

looking at real estate chart I was really looking forward to see how 2012 compared with 2011 for the towns I work in the most. Although some figures are better, I don't think last year was as wonderful as some gurus were predicting. Real estate is local and some areas across the nation have shown dramatic increases and well priced homes are receiving multiple offers. The only properties I'm seeing getting multiple offers in this area are low priced foreclosures.

Unfortunately, prices showed a decrease of of 7.4%. The good news is that 2011's decrease was in double digits, so now we're down to single digits. The
