Throwback Thursday Post - Staging Your Home to Sell

Last week I found an older post that still held true today.  I was told by a "website guru" that it might be a good idea to keep old posts, polish them off if necessary and give them a fresh date.  So I'm trying it.  The truth is, many people won't go back to a post written in 2005 and think it pertains to today's market.  But some posts hold up, as the one below does.

If you've heard of the term "staging" your home, you're probably wondering how important it really is. I believe it is very important. Buyers continue to get more picky. What this means is that your home has to be the best for the price in order to get an offer.

Arbor Pointe Subdivision of Orland Park

I recently attended a Broker's Open at the Arbor Pointe subdivision.  I don't attend a lot of Broker's Opens and I'll explain more later.  But a long-time friend of mine that also sells real estate sent me an invitation for a multiple Broker's Open in Arbor Pointe.  

I figured it was worth going to help with this website and to get to the know the subdivision a little better.  Also, it was much better being able to tour 3 different homes during one visit to the area.  

Arbor Pointe subdivision is located in the western area of Orland Park.  It is an upscale community featuring large, custom homes on nice sized lots. Current prices range from $574,919 to $799,900 (as of today).

ThrowbackThursday Blog Post - Is the Grass Always Greener?

When I switched to my current website I went through every single post I've ever written to update and transfer over to the new site.  Some of the posts are timeless, even if they're older.  This is one of those and I felt it was appropriate since we're going through some cold weather here in the Orland Park area.

I network with a lot of real estate agents around the world, although mainly it's the United States and Canada.  I try to follow tips for good blog writing.  I read a post in a Facebook group I belong to that we should take some of those older posts that withstand the test of time and re-date them.  It's good for people reading the blog (some visitors will bypass old posts) and

Mokena condominium for sale

As of today, the condominium for sale at 19380 Wolf Rd. is the lowest priced Mokena condo for sale available!  This is an approved short sale and approval time is running out.  The prior buyer walked.

Special circumstances

This is the Wolf Point condominum complex in Mokena.  I've been told that a prior management company didn't handle the finances very well.  When work was needed on all of the buildings, which included new roofs, a special assessment was required for all owners of approximately $8,000.  This assessment was broken up into small payments by adding $100.00 to the monthly assessments.  Some of this has been paid off but a future buyer would need to pay the remaining balance.

This wasn't what I was planning to write about but I just heard, for the 2nd time, about a woman that was harassed by a barrage of agents cold calling her.  The first  The Judy Orr team doesn't cold call Orland Park home sellerstime I heard about it was from one of the agents that was part of a cold calling group that might have been part of this story.  He posted his story on a real estate group on Facebook.   A similar story was featured on the news in Colorado.  I'm not sure this is the same story, but to read a post from one agent on a real estate group on Facebook and to see the news story here, I'm thinking it might be one and the same.  I've been searching to find the original post on the Facebook group but haven't been successful.  I will state that in the video of the news feed on the above link a

It took a patient buyer to wait for the sale of a Chicago Ridge foreclosure home to finally close. Here is her testimonial:

We prefer to get you the year-end stats some time in January or February, but because we've been working on this new site we're running behind.  Year-end stats are available to us from Mainstreet Organization of REALTORS some time in January.  The following statistics are for single family Homer Glen homes.

Amount of Of Homer Glen homes sold:  

  • there was a 4.1% decrease in the total amount of Homer Glen homes sold in 2014 compared to 2013
  • 2013 - 217 Homer Glen homes sold
  • 2014 -  a decrease to 209 sold

Homer Glen home prices:

  • prices went up .7% comparing 2013 to 2014
  • 2013 - the average price for a single family Homer Glen home was $301,367
  • 2014 - the average price jumped to $303,312

750 Hunter Roselle home for sale  

We just received a nice testimonial from the sellers of the above home in Roselle, a northwest suburb of Chicago.

A terrific team - have already recommended them to both friends and family in the greater Chicago area.

You might be thinking, isn't Roselle a bit out of your area of the southwest Chicago suburbs?  It is, and we won't always travel but these were acquaintances and they trusted us to sell their home even though they weren't in our "backyard."  In fact, we got them an offer right away but they weren't quite ready at that time.

Then, as it happens with many sellers when they turn down an offer, it took a while for the 2nd one to come in.  It was similar to the first offer and they realized that the market was talking to them.
