2016 Update:  This was written in 2009 but most of it is true today.  Our market is better in 2016 than it was in 2009, so that's not as relevant, but the truth is, homes that aren't priced correctly for their condition can still sit on the market for a long time.  Some of the items below can also thwart a sale. 

I showed Orland Park homes for sale over the weekend and also showed homes in Homer Glen, Palos Heights and Palos Park.  The first home was vacant new construction and the agent was holding an open house.  She stayed out of our way and allowed me to show the home to my buyers, who know me and know I'm looking out for their best interests.  One of these places was a nice home on a busy street.

A possible short sale homeowner will be listing her Orland Park home for sale with me soon.  She is hoping that we will be able to sell it witho$8,000 tax credit towards orland park home for saleut having to do a short sale but I am not optimistic about it (she needs more than the home is worth based on comparables and the home is located on a busy street, bringing it's market value down even further).  She mentioned that the $8,000 tax credit will not really benefit her because her home is out of most first-time buyer's affordability, needs and wants.
